Once you’ve found the home that’s right for you, I will guide you through the process of making an offer; negotiating the terms of the sale; getting your potential purchase inspected, repaired and appraised; and closing the sale.

PRE-APPROVAL

Having a proper mortgage pre-approval will give you piece of mind when you start shopping that you will be able to buy the house you fall in love with. This knowledge also assists me when negotiating a contract for the property you have chosen.

DETERMINE YOUR NEEDS

Together we will develop a plan for you to find that right home or property that meets your needs and fits your budget. After we have established your search criteria, I will develop a search that will work hard at finding the right property for you.

FINDING YOUR HOME

You have done all of the work to get ready and now you are ready to get out and look at the properties we have found. Don’t rush this part of the process (unless circumstances dictate). Finding a home should be a fun experience and should be rewarding. I will work hard to ensure that the process is stress free, enjoyable and on schedule. I will walk you through the entire buying process one step at a time.

OFFER TIME

Offer writing is one of the most important things I will do for you. It is a skill and an art form. Writing an offer that meets your needs as well as making it desirable for a seller to accept takes expertise. What conditions should you add? What closing date is important to you and the seller? Do you need financing? If so how long? There are many negotiable terms of an offer that we will need to discuss prior to offer writing.

PREPARING FOR CLOSING

Now that you have an accepted offer what’s next? You may still have work to do depending on how your offer is written. You may have timelines on financing, home inspection, septic inspections etc. You will also need to start planning your move. Do you need movers? Have you hired a lawyer? I can help guide you through all of this from start to finish….one step at a time!
